-Site visit
-Meeting with city/county departments (planning, building, public works)
-Design Standards checklist (may affect prior selections made and price)
-Estimation of permit fees
-School fee estimation
-Developmental impact evaluation and fees
-Public works fees (road fees, encroachment fees)
-Plan check fees
-Inspection fees
-Permit fees
-Utility hook up fees
-Proposals from:
-Civil if necessary (to include SWPP if necessary)
-Soils/Geotech (will most likely need to be paid by owner to complete feasibility report)
-Once Soils is received estimation of Grading work provided (see trade proposals)
-Surveying if necessary
-Proposals from trades:
-Fire Sprinklers (if necessary)
-Solar Contractor (if necessary)
-Grading/Excavation contractor
-PGE engineering to meter
-Septic (if necessary)
-Utilities hook up
The purpose of the feasibility report is to most accurately determine the total cost of the project. The creation of your ADU is a two-part process, the estimate in which this feasibility report provides that is specific to your property, plus the cost of the ADU you have chosen at a fixed price.
